5. Amenities

Airbnb has a long list of possible amenities, make sure you fill out all that apply, because the more amenities you provide and list, the more potential guests will see your listing. Make sure you list essentials like sheets and towels as well as unique amenities like fireplaces and pools.

If your amenity does not appear on the site’s list, make sure to mention it in your listing description.

 

Airbnb is constantly updating and adding to this section.  Make sure you edit your listing every few months and update your amenities.

Certain amenities are required in order to be awarded Superhost status, as well as to be listed as “business ready” and “family friendly.”  

AIRBNB OPPORTUNITIES

By offering certain amenities and meeting a series of milestones, hosts have several ways to make their listings stand out

Airbnb requires all hosts to meet five basic requirements as a way to guide hosts and provide guests with a comfortable, reliable stay.

Basic requirements are:

Basic requirements

  • Essential amenities: all hosts must provide

    • Toilet paper

    • Soap

    • Sheets

    • At least one towel per booked guest

    • At least one pillow per booked guest

  • Responsiveness: Airbnb asks hosts to respond to at least 98% of all inquiries within 24 hours.

​

  • Accepting reservations requests: hosts should try to accept at least 88% of reservation requests and should manage their calendars in a way that avoids having to decline too many requests.

​

  • No cancellations: Airbnb takes cancellations by hosts very seriously, unless there are extenuating circumstances.  NEVER cancel a reservation.

​

  • Positive reviews: Airbnb wants to ensure that guests have a positive stay, and requires hosts to maintain an overall rating of 4.7

Superhost

Airbnb evaluates hosts for Superhost status every quarter.  Superhosts receive a number of perks from Airbnb, once they meet the following requirements:

  • High rating: Superhosts must have at least a 4.8 rating overall

 

  • Responsiveness: Superhosts must respond to inquiries within 24 hours 90% of the time

 

  • Activity: Superhosts must host at least 10 trips per year

 

  • Reliability: Superhosts must not have canceled a reservation within the last year.

Making your space business travel ready can help you maximize your profits and provide a steady income even in the off-season.  Business travelers are often repeat visitors, so make sure to make an effort to make your place a good fit for business travelers.  Airbnb has a list of requirements to qualify your listing as “business travel ready”:

Business Collection

  • Amenities:

    • Essentials (towels, sheets, soap, toilet paper)

    • Shampoo

    • Wifi

    • Hangers

    • Iron

    • Hair dryer

    • Laptop friendly workspace

    • Smoke detector

    • Carbon monoxide detector

    • No smoking allowed

    • No pets live on the property

    • Self check-in

    • 24-hour check in

 

  • Overall rating: Must have maintained a minimum 4.8 overall rating for the past 365 days

 

  • Experience: Must have at least 5 reviews within the past 365 days

 

  • Positive ratings: Must have maintained an average check-in rating of 4.8 or higher during the past 365 days

 

  • Cancellation: Must offer flexible or moderate cancellation policy

 

  • Response rate: Must have responded to at least 90% of booking requests within 24 hours during the past 365 days

Family Collection

Listings that meet the eligibility criteria for family friendly travel are automatically featured on Airbnb’s family collection.

  • Amenities:

    • Essentials

    • Wifi

    • Kitchen

    • TV

    • Smoke detector

  • Overall rating: The host must have maintained a 4.8 overall rating within the last 365 days

​

  • Experience: Must have at least five total reviews

​

  • Positive family reviews: Must have at least 2 five-star reviews from families (a family review is one in which a child or an infant is a confirmed guest in the booking)

  • House rules must indicate the rental is suitable for children and infants
