Have a list of local repairpersons, including a plumber, an electrician, an HVAC person, and a handyman.  If something needs repair inside your rental, make sure that you always contact the guest first and get their permission.  You can also ask if they’d rather you have the repairs done after they’ve checked out, if possible.
